We dust first and do floors last

Every visit starts with the trash, so each can in the building gets emptied before anything else is touched. Then we dust from the highest surface down: tops of cabinets, shelves, window sills, picture frames, and only then desks and phones. Dust falls when you move it. Wipe a desk first and dust the shelf above it second, and you have put a gray film right back on the desk. Restrooms and the break room come next. The floors are always last, and we work from the back rooms toward the front door so nobody walks across a finished floor.

You can check an office cleaning in about a minute. Run a finger along the top of a monitor or the edge of a filing cabinet. Look at the glass on the front door from an angle, where streaks and hand prints show in daylight. Open the restroom door and pay attention to the smell, because a clean restroom smells like nothing at all. Then look under the desks. That is where a rushed vacuum job leaves dust and paper clips behind.

Skipped steps show up fast in an office. If the floor gets mopped before it gets vacuumed, the loose grit turns into gray streaks that dry along the baseboards. If the restroom gets a quick wipe instead of a scrub, the smell is back in a few days. Then there are the door handles, light switches, copier buttons and the break room faucet. Every hand in the building touches them, and they get skipped because they look clean. We wipe them on every visit.

You tell us what your office needs

Each office has its own rules. One manager wants every desk wiped down. Another wants nobody touching the papers on a desk, so we clean only the clear space around them. A shop office may care most about the restroom and the floor by the door. That is where the dirt from the work area ends up. Tell Lauren what matters in your space when you schedule. We clean the rooms in the same order on every visit. That sounds like a small thing, but it is how nothing gets missed. When the order never changes, a skipped trash can or an unwiped counter stands out right away, to us and to you. It also means each visit takes about the same amount of time, so your staff knows when to expect us. Nobody gets surprised by a vacuum running outside a late meeting.

Some offices need a regular schedule, and some need a one-off cleaning. A busy front office with a restroom that customers use gets dirty much faster than a quiet back office with two desks. Regular visits keep the dirt from building up, so each cleaning is upkeep instead of a big catch-up job. Most office dirt comes through the door

Middle Tennessee has heavy clay soil, and a wet spring turns the edge of every parking lot into a strip of red mud. Around College Grove, plenty of businesses sit on gravel lots or next to open fields, so grit comes in on every pair of shoes. That grit is sharp. Left on the floor, it scratches vinyl plank and wears a gray path into carpet between the door and the front desk. So the entry mat gets vacuumed on every visit, and the floor under it gets cleaned too. The walking path from the door gets an extra pass.

Spring brings pollen, and Middle Tennessee gets a lot of it. A fine yellow film settles on window sills and on the glass by the entry. It comes back within days, so in spring we wipe the sills and the glass even when they looked clean last time. Summer brings humidity, which is hard on restrooms. Grout and caulk around a toilet or sink start to darken when the room only gets wiped, so they get scrubbed. The air vents collect dust too, and a dusty vent blows it back across the room.

Winter is a different kind of dirty. When ice is in the forecast, road crews spread salt and brine, and it dries into a white crust on shoes. Tracked onto a hard floor, that salt leaves it dull and cloudy, and a regular mop only spreads it around. It has to be lifted with clean water and a fresh mop head, sometimes twice, before the floor looks right again. Carpet near the door needs care too, because salt leaves stiff white spots in the fibers if it sits.

Old and new buildings need different care

A lot of offices around Franklin are in older brick buildings or in houses that were turned into offices. They have wood floors, narrow halls, stairs and plenty of trim, and all of it holds dust. Old wood floors cannot take a wet mop. Too much water soaks into the seams and swells the boards, so they get a dust mop and a damp cloth instead. Stairs get cleaned from the top step down, and the sills in old window frames get vacuumed before they get wiped.

Many businesses near College Grove work from a metal building with a shop in back and an office up front. The shop side makes fine dust, and every time the connecting door opens, some of it drifts into the office. It settles on keyboards and on the tops of door frames. A dry rag just smears it around, so we use a damp cloth and rinse it often. The floor between the shop door and the office gets vacuumed before it is mopped, or that dust turns to paste.

The newer office suites in Spring Hill and Nolensville are a different job. Many have vinyl plank floors and big front windows. Vinyl plank looks tough, but grit scratches it, and too much soap leaves a sticky film that grabs the next day's dirt. It gets vacuumed, then mopped with clean water and a light hand. The big front glass shows every streak in the afternoon sun. We wipe it after the dusting is done and the air in the room has settled.
